The exterior “Framing” Process is really exciting because the owner finally gets to start seeing their new home begin to “take shape” and come to life. The framing crew does a lot more than just put up the structure of the home. They set the windows, Tyvek wrap the home, do soffits and siding, and get the roof on as quickly as possible to avoid exposure to the elements. The roofer will felt under the shingles, do soffits and siding, install windows and exterior doors, exterior moldings, etc. When their job is complete the home is considered “weather tight”.
*FYI*
Many "unseen" upgrades are used when Choice builds a home. They believe in quality materials beginning when they pour the concrete and continuing into framing and the fine details inside. Here are a few of the standard upgrades used in this and all other homes they build;
- Choice uses I-joist layout floor upgrades which produce “no bounce” or "no squeak" floors
- They use 2 x 6 & 2 x 8 exterior walls which give more stability and better “R“ values to save on heating and cooling costs
- They use Advantek sub flooring which has a 50 year warranty on it (along with the i-joist flooring) to give more stability
- Anderson Windows
All Choice homes have the upgraded Hardy plank concrete siding which has a 50 year warranty – this means less painting & it won’t absorb water or rot like wood siding. The upgrade is minimal cost to the builder and saves the owner money & maintenance in the long run.Choice uses one framing crew for all of their jobs. They also use all the same contractors for each specialty area (electricians, granite, tile, woodworking, etc.). They know their staff of professionals who work on every home in every price range.



Inside to work begins on many other details;
· Fireplaces
· Architectural Details such as; Curved walls and special features such as arches, etc.
· The plumber comes to begin plumbing the home
· HVAC is being done
· Electrician is running low voltage items and any custom features (home theatre, central vac, intercoms, etc.)
The Homeowner is asked to make many of their selections during this process so the builder can place orders and install when the time is right. They are making decisions such as;
· Light Fixtures – not only what fixtures but where to you want the placed? Which rooms do you want fans in, etc.?
· Fireplace
· Electrical outlet placing
· Tub selections
· Fixture selections, etc.

There are so many changes in how homes are built today compared to even 10 years ago. Here are some new trends and money savers you should consider when you build your next home! ~Angela
Then and Now: How Home Construction has Changed Besides building homes bigger, construction has evolved drastically over the last decade. Here are just a few ways:
Better energy efficiency. HVAC systems outfitted with furnaces that have computer-controlled chambers can sense outside temperatures and adjust interior heat or cold. More windows come standard with low-E glass and vinyl-clad rather than aluminum frames for better heating and cooling transfer. Also, roof insulation has more than doubled to R-38 or R-42 from R-19.
Greater severe weather tolerance. Houses used to be able to withstand 80- to 90-mile-per-hour winds, but with structural steel plates and rods and huge fastening systems, exterior walls now can hold them in place from the roof to the foundation footers during 120-mph storms. Metal roofs also are favored since they remain intact, unlike asphalt or fiberglass shingles that may crack.
Healthier materials. Anything that had contained toxic ingredients in the past—paint, carpeting, adhesive, stain, or glue — has been replaced with healthier variations. Many are water-based rather than oil-based, which also has driven down costs.
Changes in layouts. The dining room may still be alive and well, even if infrequently used, but more homes are built with a casual living space instead of a formal living room. Gaining popularity instead are first-floor master suites, gourmet kitchens, laundry and mud rooms, a shaft for a future elevator, wiring for a media center rather than a separate theater, and screened porches with the option of glass panes for three- or four-season use.
Greater detailing. Instead of spare spaces that often look cold, many builders now fashion warm, inviting interiors with carved cabinetry, crown and baseboard molding, and lavish paint finishes.

Radiant heat. No more surges of power to heat and cool, radiant tubing distributes heat evenly throughout a house, and can be controlled by a thermostat, and even zoned.
Synthetic decks and porches. Manmade materials — wood chips and plastic formed into boards — are replacing wood and pressure-treated wood to save trees, cut mildew and rot, eliminate poisonous materials leaking into the soil, and make outdoor living areas impervious to weather.
Smart wiring. With easier living a goal, improved technology now allows sprinklers, lights, audio-video systems, and security to be programmed from an office or any computer connection rather than flicked on and off at home.

Have you ever wondered what to expect when you make the important decision to build your first "dream home"? Choice Homes and I would like to guide you through the process, step by step to educate you on the many aspects of new construction from the "ground up", so to speak.
This is "Stage 3" of our New Construction Series. We're going to follow the each phase of a home currently under construction in West Shores subdivision located in the Elkhorn/Omaha area.
Stage 3: West Shores New Construction

In these pictures the walls have all been poured and the drain tile has been put in around the foundation. The foundation has been waterproofed and the walls were braced. Bracing the walls is an extra step, but it prevents movement, so we feel it's a "no brainer". After the walls are braced we then "backfill" the entire home.



We also put in the plumbing for the basement and than poured the concrete down on the floor. We then put the floor drains in the garage and than poured concrete in the garage. And finally, we had the gas line extension run along with excess dirt removed. Now the house is completely ready for the framer to begin the next step.
